The project consists of the refurbishment of a 1980’s office building on Victoria Street, London. The existing building is a 10 storey office building with roof plant housed above 9th floor level, totalling 98,000 sq ft including retail space on the ground floor. It was acquired by British Land in 2009 for £40 million and was substantially refurbished in 2013. It has a single storey basement over its entire footprint which extends under part of the Victoria Street pavement.
The existing structure comprises a steel frame (columns and beams) typically on a 14.2 x 5.1m grid. The long spans generally avoid the need for internal columns. The floor construction adopts concrete slabs on profiled metal decking which span onto the steel beams. Working within existing buildings is always challenging, and the key to success in such projects is often reliant on the design being developed in such a way that the buildability has been considered and resolved at each step of the process.
